Hi Liu, I hope all is well considering everything you are going through at this time. I would like to address a few of the false claims in your review to correspond to your concerns. On November 22nd, 2020 you reached out to me via text message mentioning that you had found "your dream home" and that you"already saw the inside by sheer chance" and that you absolutely loved it. A few hours later (at 1:37PM) I proceeded to send you the sellers disclosure which on the first page showed the property had 'past or present water intrusion' and that the property 'had past or present drainage or flooding problems that affected the property'. I then proceeded to call you and explain that I had looked in detail at the listing and that this property was a fix and flip that was sold just a few months prior and now rehabbed and relisted. I told you that I was concerned about the listing since picture 16 and 17 showed significant damage to the lower level of the home. After you viewed this listing you chose to ignore the warning signs and expressed little concern for the issues. I then also mentioned that the listing had the following verbiage under the realtor notes: "The entire lower level portion was underwater... " You decided to go against your better judgment despite all evidence that was presented to you and place an offer on the home anyway. Then on November 23rd, after your offer was accepted, I recommended a home inspection as well as a Flood Elevation Certificate since the home was listed in an AE flood zone. Then I proceeded to contact an insurance company for a flood quote and tell you (via text at 6:37PM) that "due to flood zone being AE it is highly encouraged to get it." You texted back "maybe later but not now." Then on November 25th I had a conference call with you at 9 AM to review the inspection report in its entirety and review all the inspectors' concerns, which included the past water damage and water intrusion still present in the walls of the home (you can view your inspection report to refresh your memory on those details). So stating in your review that "Valerie was aware of this situation (aka past flooding) but didn't disclose any of this crucial information to me when I made the purchase" couldn't be further from the truth. You chose to ignore all the warning signs, chose to ignore the previous listings' details, chose to ignore the previous flooding, chose to ignore the seawall that was under water, you chose to ignore the inspection report, you chose to ignore my recommendation to get flood insurance, and chose to ignore the sellers disclosure (that you acknowledged and signed). As an agent all I can do is present to you the information that I have access to, to ultimately allow the buyer to make an educated and calculated decision on how to proceed.
